Seller's Guide

Analyze & Position
When it comes to selling your home, strategic analysis and positioning are key. By carefully evaluating the market, understanding your home's unique features, and considering your financial goals, you can position yourself for a successful sale. Our team will work closely with you, providing expert guidance and leveraging our market knowledge to help you make informed decisions.
We'll help you showcase your home's best attributes, price it competitively, and attract qualified buyers. With our support, you can confidently navigate the selling process and maximize the value of your property.

Creating a Marketing Plan
We believe each and every home needs it’s own individual marketing plan to achieve maximum exposure. That is why with an in house Marketing Director you can feel at ease knowing that there is a dedicated professional to make your home look its very best in every piece of advertising that is sent out.
During our initial meeting we will make sure to ask the right questions to craft a narrative about the most import features and amenities that originally made you fall in love with your home.

Getting Home Market Ready
This is a time a for you to make sure your house is picture perfect. The modern-day home buyer usually starts their search online and first impressions are important. If your house is filled with personal mementos it's more difficult for a buyer to picture themselves living there. We use a professional photographer to show your home in the best light.

Marketing Your Home
The ultimate goal is to get your property sold. You want an agent who has a plan to have your property promoted often and to the right buyers. Costa Bargeliotes Realty has access to The MLS (Multiple Listing Service) as well as the KWLS (Keller Williams Listing Service) which syndicates out to hundreds of popular home search sites. This is in addition to the customized marketing materials we design in house.

Offers and Negotiation
Should you accept, counter, or reject the offer? Negotiating the terms for the sale on what may be your biggest asset requires a professional team that has your best interests in mind.
Do you need a short or long escrow? Will you need to rent the property back? Are you buying another home on contingency or moving out of state?
As experienced negotiators, we ensure that your best interests are represented and that you get the best terms and price for the sale of your home.

Closing and Finalizing Sales
A few days before the close of escrow, we'll be there for the buyers final home inspection. When the transaction is nearly completed, the title company will provide you with a "closing statement" that details all of the financial details of your home's sale. We will go over this with you to ensure it's accuracy.
